Sun Setting on Tax Credit

Today is the last day that first time home buyers can take advantage of the $8,000 tax credit provided by the federal government. Nationwide, 1.8 million people took advantage of the opportunity, as did over 2,500 Vermonters. While it remains to be seen how the elimination of the credit will impact the local market going forward, I remain optimistic that things will continue to improve. Chittenden County home prices remain at a competitive level, housing supply is high, and interest rates are currently at historical lows. This spring and summer should continue to be active and present buyers with tremendous value and opportunity.

Spartans!

On May 16th an entirely new type of sporting competition will be making it's way to the Green Mountains. The first installment of a touring spectacle called 'The Spartan Race' will be held at the Catamount Outdoor Center in Williston. The race is a two mile course with 12 outrageous obstacles built to test ones strength, stamina, and ingenuity. The race will go on throughout the day, with multiple scheduled heats. The race has already been picked up by Discovery Channel for a reality show. Local sponsors include Long Trail and Nectars. While the race will tour major metropolitan areas such as New York, Boston, Toronto, & Montreal, race organizers selected Burlington, VT to kick off the festivities due to the local flavor of the area and our residents. Spring skiing


Yesterday the Wagoner-Libby Group took a must needed day off to enjoy this outrageous spring weather. Due to a lackluster northern VT forecast, we travelled to Mt. Snow at the bottom of the state. After enjoying a late dinner in Wilmington tuesday night, including a few bottles of choice wine, we rested up for what would prove to be an epic day of skiing.

At 9 am we were on the lift donning lightweight sweatshirts. By our second run the sweatshirts proved to be too much. The blue sky stretched from horizon to horizon and the sun lit up the surrounding landscape beautifully. We didn't have access to sunscreen until we broke for lunch, so I am paying the price today for the 85 degree temperatures.

I have never had the pleasure of skiing Mt. Snow. The lifts are fast and the trails are plentiful. Numerous obstacles and jumps are in place to make each trip down the hill challenging and different. I look forward to getting down there again, perhaps when the snow is not so soft and slow.

Northeast Real Estate Leads Nation

Real Estate in the northeastern United States has shown signs of recovery. In VT particularly, while home prices dropped modestly, sales volume has been on the rise. Also, condo prices have risen over 10% with the help of the first time homebuyer tax credit.

Here Comes the Rain

As I drove to the office this morning for a brief moment I found myself complaining about the cold and wet weather. As I began to reflect on the situation I remembered a quote I heard years ago from a seasoned Vermonter. He told me that:
"in order to maintain sanity the weather should never be complained about. It should only be enjoyed or ignored."
As I drove on attempting to ignore the rain beating on my windshield, I thought about how the month of March has fit in to my 18 year history in the State of Vermont. Traditionally, March has been the month where winter has really begun to wear on me. The cold and snow, while fun and refreshing at first, is usually wet and persistent by early spring. When possible I have planned tropical vacations in March in order to offer myself relief from the long Vermont winter. Thankfully this year a vacation was not in the cards.

It is now the 23rd and thus far I have spent more time outside in the sunshine than ever before at this time of year. Church St has been bustling with people enjoying the unseasonable weather that 2010 has provided. Numerous bikes & motorcycles can be seen on the roadways, more dogs & owners are in the parks shedding their winter weight, & the general mood of everyone is a little more positive and upbeat. So over the next few days I encourage you to either ignore the rain or enjoy it, because complaining will never get you anywhere.
